Annual Solar Pool Heater Inspection
A $169 roof-to-pad check of the panels, straps, valves, controller and pump flow, so the pool heats properly when the first cold front arrives.

Solar tune-ups and storm checks
Cape Coral Solar Water Heater Pros services solar water heaters and solar pool heaters across Cape Coral and the surrounding towns, with yearly tune-ups, storm inspections and seasonal shutdowns for owners who leave for the summer. We have kept Southwest Florida solar systems running since 2010, and we work on every brand, including systems whose original installer has closed.
Solar heating has few moving parts, but the ones it has work hard in salt air, on roofs that pass 150 degrees F in July and through the summer lightning season. A yearly visit catches a weak pump, a drifting sensor or a loose strap before it becomes a cold shower, a cold pool or a roof leak.
Every visit ends with a written list of what we checked and what we found, with a price for anything that needs fixing. Nothing is replaced without your approval.
What we offer
Solar maintenance is a scheduled check of the collectors, plumbing, controls and storage that keeps a solar heating system at full output and catches failures early. We offer six kinds of visits, and the routine ones carry a fixed price.
A $169 roof-to-pad check of the panels, straps, valves, controller and pump flow, so the pool heats properly when the first cold front arrives.
A $199 service covering the collectors, roof lines, pump, controller, glycol and storage tank, including a sediment flush and a backup element test.
Both checklists in one $299 visit for homes that heat the pool and the household water with the sun.
A $149 damage assessment after a named storm, with a dated photo report you can send to your insurer.
Settings for the months you are away, then a startup check in October or November before you return.
A written condition report on the solar system of a home you are buying, delivered before your inspection period ends.
Checklists
Annual maintenance covers every part of the system that wears, drifts or corrodes, from the roof down to the pool pad or garage. Solar water heaters usually need pumps, controllers and sometimes the tank replaced around year 10 to 12, and yearly checks are how you see that coming instead of finding it on a cold morning.
These are the checklists our technicians work through on each visit.
The pool checklist focuses on leaks, hardware and flow, because those three decide whether the panels heat or just sit on the roof.
The water heater checklist adds the storage tank and, on closed loop systems, the heat transfer fluid that protects the collectors.
For background on how the collectors, pump and tank work together, see our guide to how solar water heaters work.
Common findings
Most problems we find on maintenance visits come from salt air, UV and heat, not from the collectors themselves. These show up again and again on Cape Coral roofs and in Cape Coral garages:
Fixes beyond the checklist are quoted on the spot and handled by our solar water heater repair service or our solar pool heater repair service. When a 10 to 12 year old tank is leaking or rusting, solar water heater tank replacement is usually the better use of your money.

Plans
Our maintenance plans are a yearly service visit at a fixed price, matched to the equipment on your property. Prices are for Cape Coral in 2026, and repairs found during a visit are quoted separately in writing.
| Plan | Price per visit | Best for | What it covers |
|---|---|---|---|
| Solar pool heater annual inspection | $169 | Pool-only systems | Full pool checklist, controller and sensor check, flow and drain-down test |
| Solar water heater annual service | $199 | Homes with a solar storage tank | Collector and loop checks, glycol test, tank flush, element and valve tests |
| Combined pool and water heater service | $299 | Homes with both systems | Both checklists in a single visit |
| Post-storm inspection with photo report | $149 | After a named storm or hail | Roof and equipment damage check with a dated photo report for insurance |
A maintenance plan is a service visit, not an equipment warranty or insurance policy. Manufacturer warranties, such as Heliocol's 12-year limited panel warranty and the Rheem Solaraide 6-year tank warranty, stay with the manufacturer, and parts we replace carry our 1-year parts and labor repair warranty.
Homes that pair solar with a heat pump can have both looked at on the same trip through our pool heat pump repair and installation service.
Hurricane season
Storm-season inspections check the parts that wind and debris actually damage: straps, plumbing runs, valves and sensors. Properly strapped panels rarely leave the roof, so the real risk is a split header or broken strap that fails quietly after the storm passes.
Book your annual visit in April or May, ahead of the June 1 start of the Atlantic season. We tighten or replace every strap and clamp, reseal tired penetrations and secure loose pipe supports, then show you how to switch the controller off and where the isolation valves are.
Leave the panels on the roof, because taking them down in a rush is unsafe and not recommended. Switch the solar controller off or to manual and close the isolation valves if you know how; our hurricane-ready solar heating guide covers the rest of the preparation.
Do not run the system until it is checked for split headers, broken straps, damaged sensors and open roof penetrations. Our $149 post-storm inspection covers the roof and equipment and ends with a dated photo report you can send straight to your insurer.
After a major storm, active leaks and no-hot-water calls go to the front of the line.
Buying a home
A new-owner solar inspection tells you whether the solar system on a home you are buying works, roughly how old it is and what it will need in the next few years. General home inspectors often note panels on the roof without testing them, which leaves buyers guessing.
Cape Coral resale homes often carry pool panels or a solar water heater from a previous owner, sometimes from a brand that no longer exists. Your written report covers:
We quote the inspection when you book, so call as soon as your contract is signed. It matters most in established Fort Myers neighborhoods, where many 1960s to 1980s homes still carry first-generation solar pool panels, and in Lehigh Acres, where private well water is hard on solar tanks and elements.
Seasonal owners
Many Cape Coral owners close the house from May to October, and a solar system left on the wrong settings can overheat the pool, waste backup electricity or hide a leak no one sees for months. A spring shutdown and an autumn startup take care of both ends of the season.
Set the pool controller to automatic with a sensible setpoint, or turn solar off, and switch the water heater's backup element to vacation or off. Summer roofs can push an uncontrolled pool well past 90 degrees F, so the controller's high limit matters while you are away.
Freezes are rare here but real, as January 2010 and the late December 2022 cold snap showed. Pool panels drain down when the pump stops if the plumbing is pitched correctly and the VRV works, and automatic controllers add a freeze-protection mode.
Closed loop solar water heaters rely on propylene glycol, which is why the yearly glycol test matters; direct systems rely on a freeze valve or recirculation.
Before you fly back, we start the system, check for leaks after months of sitting, test the sensors and set the controller for winter swimming. If you are still up north, we send photos and notes afterward.
Seasonal owners in the sailboat canal neighborhoods of Punta Gorda and Port Charlotte book the same spring and autumn visits, which we schedule around your travel dates.
FAQ
These are the questions owners ask most about servicing solar water heaters and solar pool heaters.
Once a year. In Southwest Florida, salt air, UV and summer storms wear hardware and controls faster than in milder climates, and a yearly visit costs less than one avoidable pump or tank failure.
No. Properly mounted panels are engineered for wind loads, and pulling them off in a rush is unsafe and can damage the roof; switch the controller off and have the system checked after the storm instead, as our hurricane solar heating guide explains.
Yes. We service every brand, including FAFCO SunSaver, Aquatherm, iSwim, SunValue, Hi-Tech, Universal, SunStar and SunEarth systems whose installer or manufacturer is gone.
We test the freeze point and pH every year and replace it only when the test says so, usually after several years of service. A glycol flush and recharge costs $250 to $450.
Keep the pool filter clean, watch the controller display for odd readings and look for wet spots on the roof or ceiling. If the pool stops heating, our solar pool heater troubleshooting guide walks through safe ground-level checks; leave anything on the roof to us.
Dated photos of every panel, strap, penetration, valve and sensor, notes on any damage found and repair prices. Insurers and adjusters use it to separate storm damage from normal wear.
