Lee and Charlotte counties
Cape Coral Solar Water Heater Pros serves homeowners, condo boards and HOAs within about a 30 to 45 minute drive of Cape Coral, which takes in most of Lee County and the Punta Gorda and Port Charlotte side of Charlotte County. We install and repair solar pool heaters, solar water heaters and pool heat pumps across that whole radius.
Since 2010 we have learned that every town here builds, permits and weathers differently. A raised home on Fort Myers Beach, a quarter-acre lot on a Lehigh Acres well and a manufactured home in a North Fort Myers 55+ park each need a different mounting plan, permit office and parts list.
Below you will find each community we cover, who issues its permits, which utility serves it and how long the drive is from central Cape Coral.
Where we started
Cape Coral is where we started and where most of our work still happens, from Cape Harbour and the Yacht Club area to Sandoval and the Burnt Store corridor. Our Cape Coral solar pool heating page covers the city in full, so here are the points that shape every job inside city limits.
With roughly 400 miles of canals and a re-roof wave that started with Hurricane Ian, our panel removal and reinstall service stays busy here all year.

Lee County
We cover Lee County from the Caloosahatchee waterfront to the barrier islands, plus the inland grid of Lehigh Acres. Towns with their own page link through to neighborhoods, permits and local roof types.
Across the Caloosahatchee by the Cape Coral or Midpoint Bridge, 20 to 30 minutes away. Established homes along McGregor Blvd and in Whiskey Creek and Cypress Lake often still carry first-generation solar pool panels.
Right across our northeast border via Pine Island Rd, 15 to 25 minutes out. Many homes sit in 55+ manufactured home and golf communities such as Del Tura and Lochmoor, where shallow metal roofs call for lighter mounting.
East of Fort Myers on a grid of quarter-acre lots, 35 to 45 minutes from central Cape Coral. Private wells carrying iron and sulfur wear out solar tanks faster, and many unscreened pools sit in full sun.
South Lee County via I-75, 35 to 45 minutes away. Gated communities such as Pelican Landing, Bonita Bay and The Brooks send most jobs through HOA architectural review, where Florida's Solar Rights Act protects a working panel location.
Reached on Pine Island Rd over the Matlacha Pass bridge, 20 to 30 minutes from central Cape Coral. Salt air off Matlacha Pass and Pine Island Sound eats plain steel, many homes are older or raised, Lee County DCD issues permits and LCEC supplies power.
Over the Sanibel Causeway, 30 to 45 minutes away, with its own City of Sanibel building department and stricter building rules than the mainland. Much of the island was rebuilt after Ian washed out parts of the causeway, and LCEC serves the island.
Estero Island has its own Town of Fort Myers Beach permit office and FPL service, and it took some of Ian's worst surge. Most rebuilt homes are raised well above the pool deck, so we confirm the pool pump can lift water to the panels and that the system still drains down after each run.
Unincorporated Iona sits between Fort Myers and the Sanibel Causeway, so permits go to Lee County DCD even though the mailing address says Fort Myers. Waterfront lots near San Carlos Bay get the same 316 stainless hardware we use on the southern Cape.
Permits by town
Your permit goes to whichever government controls your address, and that is not always the city on your mailing label. We pull the permit and book the inspections with every office in this table, so you never file anything yourself.
| Area | Permit office | Electric utility |
|---|---|---|
| Cape Coral | City of Cape Coral Development Services, through the EnerGov portal | LCEC |
| Fort Myers, inside city limits | City of Fort Myers | Mostly FPL |
| Fort Myers mailing addresses outside the city: Cypress Lake, Whiskey Creek, Iona, Gateway, San Carlos Park | Lee County DCD | FPL or LCEC, depending on the street |
| North Fort Myers | Lee County DCD | Mostly LCEC |
| Lehigh Acres | Lee County DCD | LCEC |
| Bonita Springs | City of Bonita Springs | FPL |
| Estero | Village of Estero, incorporated in 2014 | FPL |
| Pine Island, Matlacha and St. James City | Lee County DCD | LCEC |
| Sanibel | City of Sanibel | LCEC |
| Fort Myers Beach | Town of Fort Myers Beach | FPL |
| Punta Gorda, inside city limits | City of Punta Gorda Building Division | FPL |
| Port Charlotte and unincorporated Charlotte County | Charlotte County Community Development | FPL |
Unincorporated Lee County permits run through the Lee County Department of Community Development, and Cape Coral permits through the city's EnerGov citizen portal. Neither LCEC nor FPL offers a solar water heater rebate right now, so your utility affects your monthly bill, not your installed price.
